wozfix.nl
Objection against an excessive WOZ valuation, automatically drafted and filed.
Every spring the WOZ assessment drops through the letterbox, and every spring part of it is too high. You can object for free, but it requires you to request the valuation report, find comparable properties and turn it into a well-founded document. That is precisely the kind of work a machine does better and faster than a human.
wozfix retrieves the valuation report, checks the comparable objects, and drafts the objection letter. You pay a low fixed price — no no cure no pay, because that structure relied on legal cost reimbursements and those have largely fallen away since 2024.
What it does
The free check
Retrieve and check the valuation report against comparable properties. Result: does an objection make sense, and if so, how much difference will it make approximately.
The objection letter
Automatically drafted with the comparable objects and supporting evidence included.
File with power of attorney
Digitally filed with the municipality or the tax cooperation association, with status included.
For whom
- Homeowners with an assessment that comes in higher than expected
- Owners of a property that differs from neighbours — corner property, deferred maintenance, location
- Landlords with multiple properties in the same municipality
Where it is found
Enormous seasonal volume between February and April: "WOZ too high", "is WOZ objection worthwhile", "WOZ valuation objection deadline". Being done before January is half the marketing.
Frequently asked questions
When do I need to file an objection?
Within six weeks of the date of the assessment. That deadline is firm; after that you could be waiting a year.
Why no no cure no pay?
Because that model ran on legal cost reimbursements, and the 2024 legislative change has largely gutted those. A low fixed price is fairer and stands firm.
What if it goes to a hearing?
Then you get the file. Hearings and appeals are human work and fall outside the scope — that's stated upfront, not afterwards.
How this platform is built
Like every Theos Group platform: on one shared foundation, in own management, with its own automatic administrator — here R2-D2 — who runs the daily rounds, reports problems and writes the daily report. What we learn at one system, goes into all the others the week after.
